Tenants come under the Residential tenancies Act 1987 which gives the tenant rights but they also incur obligations.
Our tenancies are usually houses, apartments and studio's or flats whereas our lodgers rent by the room along with others (usually 5 to a house) and have to maintain their room and co maintain common areas of the property. Lodgers dont come under the RTA.
